Work
performed during each stage of the development reflects a pivotal
coordination role typical of development consultants.
The following is not an exhaustive list but intended to give a
picture of the areas of activity we can provide.
Design Stage
- JustShelter
will attend design meetings and respond to design proposals. Our role
will be as representative of the Board of Directors to ensure design
objectives are incorporated.
Construction Stage
- Coordinate/monitor
tendering activities
- Construction
monitoring
- Meet
regularly with construction contractor and architect to receive
reports, advance requests, change order requests.
- Calculate
and submit subsequent mortgage advances requests
- Monitor
projected capital costs and inform Board of any difference from
project budget
- Monitor
projected construction schedule with other consultants to keep project
on schedule
- Order
appliances, office furnishings, other chattels
- Ensure
cable, telephone, and gas contracts are in place
- Arrange
for services (snow, garbage removal, etc.)
- Collect
project documentation, including warranties guarantees, and other
material provided by builder
- Develop,
set up, and monitor a plan to follow-up on post-construction problems
and deficiencies
General Coordination
- Coordinate
communication between all parties
- Help
developer evaluate technical consultants' communications/reports.
- Coordinate
final construction contract
- Help
organize ground-breaking or other ceremonies, if requested
- Coordinate
consultants involved in obtaining municipal approvals:
- Act
as a liaison with planning consultants, architects, and other
consultants on behalf of the developer
- Report
on a regular basis to the developer
