In
most circumstances, JustShelter will be suggesting it provide or at least
supervise the management services for the first two years of operation. The first
few years are critical for developing a communities character. The
development consultants as marketers are the first contact, the people who
are there at and after move-in, and those responsible for dealing with
construction deficiencies or other transition difficulties. A continuing relationship creates a
smoother transition.
The management plan will
include:

Preparation
of first year's and subsequent operating budgets.

Set
up and operation of the management office and establish financial
controls and procedures.

Maintain
the waiting list and continued marketing.

Supervision
of maintenance and staff, as well as following up on construction
deficiencies.

Ongoing
relationship with a resident’s council or other resident’s
association that may emerge.

Development
and implement a supportive services plan and arranging for support
service staff.

Reporting
to the Board of Directors.
