Those Who Need Help
Developers
with a continuous history of working in their field do not need our
help. If your group is not a professional developer, you likely do. Those who do a one time development,
infrequently develop, or are creating specialized housing usually do not carry the skill needed to ensure the job is done on time,
on budget, and true to the mission.
Groups
which rely on a committee of volunteers who, while well meaning and
competent in their own work, do
not have the time to provide the coordination and attention to detail
needed. "We can do this ourselves," is usually the first
statement leading to failure.
Once in a lifetime, with so much at stake, is no time to learn on
the job. We have often seen groups flounder around for years making
serious mistakes that can only be overcome by time and more money.

Options
There are
several options today that you may wish to consider if you are looking at
developing housing or other specialized facilities..
Affordable Rental Projects
A new affordable housing program jointly
funded by Federal and Ontario government offers an opportunity to create
affordable housing in your community. This program is available to
for-profit, private sector groups as well as traditional non-profit
organizations. It is a very flexible program but does require that
groups are able to contribute some equity, such as land or to do fund
raising.
We are currently working with Bethlehem
Projects in developing a 40 unit rental building in Niagara Falls.

Life Lease
While there are over
100 Life Lease developments across Canada and 11 in Niagara, it still is a new idea for most people.
Public acceptance must be based on trust. For that reason, a not-for-profit group such as
a church or service club is usually behind the project. It forms a
separate corporation to create the development. The group makes sure the corporation
operates on a non-profit
basis for the sole benefit of the residents. See our "Life
