The
Client's Responsibility to the Realtor
¨ As a Seller, to provide a careful
description of the property for sale including all details regarding legal title,
maintenance conditions, and other matters that may effect the ability to sell the property
or that have legal implications of that sale.
¨ As a Buyer, to provide a
carefully considered list of needs and wants that will assist the salesperson in finding a
new home for the client.
¨ To provide sufficient financial
information to assure that the client will qualify for financing for their purchase.
¨ To inform the salesperson if the
client is not satisfied with the quality of assistance provided or of any change in
thinking regarding the level or type of service required.
¨ To inform the salesperson if
other salespersons are actively involved.

¨ To carefully listen to the
client's needs and concerns and to be fully informed on the conditions relevant to the
listing, marketing, sale, or purchase of a new home.
¨ To provide current information on
the market conditions in a manner that is understandable and truly helpful to the
Buyer or Seller.
¨ To provide forthright advise and
service on matters that are appropriate to the salesperson's professional responsibilities
regarding the marketing, sale, or purchase of a home.
¨ Finally, to protect and represent
the interests of the client (under a contract) while all parties are treated with fairness
and respect, and to strive to ensure that all parties are satisfied with the fairness of
any transaction.
