Our
Marketing
Plan As an Example
If there is no plan how do you know if you
have succeeded? Most Realtors have a marketing plan. Some have
a plan that is essentially, put up a sign and wait. Others, have
complicated and impressive plans that sound wonderful but are questionable
as to their effectiveness, you know, the gee whiz effect. We don't
have any balloons, free pens, or 3D brochures. We try to keep it straight
forward and informational. We want to market to other as we
would want others to market to us. What are the facts? Why is
this the right choice (if in fact it is)? The
following is our plan to:
-
Inspect
your home and determine its marketability and make suggestions as to
what you might do to help is sell faster and for the best price.
-
Not
give you a price the first time we see it. It would be a guess
and you need better than that. We
will review recent sales to help you put a price your home. This will
include comparable properties in your vicinity. We will suggest a
list price and a reasonable expectation for a selling price. We
won’t exaggerate the value just to make you feel good so we can get
the listing.
-
List
your home for sale on the Multiple Listing Service of the Real Estate
Board.
-
Provide
and install a for sale sign showing a phone number, our name, and an
address for
www.justshelter.com,
this web site.
-
Measure
your home and gather information for ads and feature sheets
-
Take
exterior photos of your home and if appropriate, take interior
pictures.
These will be put on this web site with a special listing section for
your property
-
Prepare
and provide feature sheets with a photo of your home
-
Ensure
a well written ad in the MLS public internet site.
-
Regular
advertisement in local media outlets
