It's hard to let go of a home filled with a lifetime of memories. Eventually it will happen so focusing on the positives is important.  Some don’t want to be a burden to their children.  Others just want to get to a place that will provide carefree living away from the headaches of home maintenance.  It is liberation day when they move into a retirement apartment or townhouse where the weight is taken off the shoulders. "Why didn't we do this sooner."

The first question in moving is, where???.  Is family now living far away more important than a lifetime of neighbours, roots in your community, and knowing where the best garage is to fix your car.  If you are moving to be with family, spend two weeks living with them.  If you like the community and still get along with your family, then consider that as a strong possibility. You may be more satisfied and have less stress if you stay where life is simpler understandable.  Old friends and the corner café are part of your life and leaving them may be the wrong thing.

After deciding “where,” knowing “what” you want is the next step.  This web site is full of options and will not be repeated here.  It important to say that your choices may be limited by the size of the community in which you want to live.  You may have to be flexible.  There are very few perfect situations.  Do you want a lawn?  Do you need a garage?  How much care, if any, do you need?

Obviously the next "w" is "when."  Deep down you will know the right time.  Don't let anyone talk you into moving without careful consideration.  However, the answer of "when" is usually sooner rather than later.  The natural tendency is to put off the move, sometimes until a decision is made for you by your health or other factors outside of your control.  Do this while you can.  Do this while you can still enjoy your new home.

It is time to get ready to sell your house.  When you've sell your current home. Get several comparative market analysis of your home to determine its approximate market value. Use the contact with the realtors to decide which one best understands your needs and is best able to sell your home.

Homes in move-in condition sell for the most money in the least amount of time. If you've been in your home for a long period of time, the decor may be dated and there may outstanding maintenance issues. Preparing well in advance gives you time to get done those things that will help sell the house.  If you don’t do the preparatory work you will get less from the sale.
