Sometimes the need to move is based on one

must ensure that a move will really solve the problems. If its yard maintenance,
will a smaller yard really help, and for how long? If it is building maintenance,
will a new but smaller home really help? It is important to question your imagined
solutions.
Generally a one floor dwelling is best. This could be:

bungalow with all normal features except a
laundry on the main floor is a must. Remember that your move
should seriously address your concerns about maintenance.
Many regret and 'half-ways' move.

a bungalow townhouse preferably a condominium or rental
where all exterior maintenance is done for you.

an apartment in a secure building with amenities
that will help. Remember that there may be significant walking
distance to your car. Also remember that there are very few
newer apartments available.
